The Hottest Housing Markets This Year

Real Estate Cash Buyers Lists
The Hottest Housing Markets This Year

RECBL - Real Estate News

The US housing market has regained its momentum.

About half of all homes in the country are worth as much or more than they were in April 2007, during America's most recent housing boom, according to data from Zillow.

But some real estate markets are really on fire, with quickly rising home values and rental prices, increasing populations, low unemployment rates, steady income growth, and strong job opportunities, according to Zillow's latest housing report.

Below, check out the top 10 hottest real estate markets in America for 2018, along with median home values and rent prices, median household income, and projected year-over-year growth.

1. San Jose, Calif.
2. Raleigh, N.C.
3. Seattle, Wash.
4. Charlotte, N.C.
5. San Francisco, Calif.
6. Austin, Texas
7. Denver, Colo.
8. Nashville, Tenn.
9. Portland, Ore.
10. Dallas, Texas

Analysts based the list off the Zillow Home Value and Rent Forecast, which is the change projected in the Zillow Home Value Index (ZHVI) and the Zillow Rent Index (ZRI) for the coming year, as well as employment, income and population statistics from Glassdoor.

"This list shows that just because a market is smaller or more affordable doesn’t mean it isn’t dynamic," says Aaron Terrazas, senior economist at Zillow. "Growing cities in the Sun Belt, places like Raleigh, Charlotte and Nashville, offer plenty of opportunities in healthcare and finance, while providing a less-expensive, but still-convenient alternative to the larger and pricier markets in the Northeast. The tech industry continues to roar, attracting thousands of new residents per year to tech-dominant markets like Seattle, Denver and the Bay Area. The higher cost of living in these areas is offset to a large degree by well-paying tech jobs."

Across the top 10, analysts anticipate home values will increase between 3 and 8.9 percent in the next year-8.9 percent in San Jose, and 3 percent in Denver. The complete forecast:

Live a Better Life - 8 Rules to live by

Live a Better Life - 8 Rules to live by

RECBL - Real Estate News

When I first got into real estate, I loved the energy and enthusiasm first-time homebuyers brought to the equation, and this satisfaction factor was why I got my real estate license. As an experienced agent, I learned to manage first-time homebuyers and nurture those relationships.

It was amazing to see how maintaining relationships turned into several transactions by simply staying in touch and providing valuable information from time to time.

The difference between agents who kill themselves to make ends meet and those who make a lot of money isn’t usually the quality of the agent or their love for their clients. Oftentimes, the only difference is the activities they focus on during the day, and the clients they attract through their marketing efforts.

RISMedia CEO Exchange panelist and Workman Success Systems Coach Nate Martinez of Glendale, Ariz., went from being one of the nation’s largest REO agents to running one of the most successful real estate teams with a focus on high-end golf course properties. The transition wasn’t easy, but it’s worth a closer look. Today, Nate earns a great living working with fewer clients each year. The difference isn’t the quality of the agent, but rather, the activities he focuses on.

The median sales price for a home in Glendale is $222,000. Blackstone is a beautiful golf community that Nate decided to farm over the last 12 months. Farming consists of sending direct mail to the homes in the geographic area along with neighborhood and sales information, establishing oneself as an expert. Nate’s average sales price for the Blackstone area is $884,750, and he’s earned over $95,000 in commission selling just four homes in this single farm. What’s interesting is that in order to earn the same amount with a focus on the average sales price for his area, he’d have to sell 16 homes, work with 16 buyers and sellers, and manage 16 transactions instead of four. While luxury buyers and sellers may seem more demanding, we’ve found that they often know more about what they want, recognize the value and services high-quality agents and brokers provide, and are willing to pay for that service.

As you think about where you are in your business and you look at the opportunities that are available, ask yourself whether you’re doing all you can to attract higher-end buyers and sellers. If not, what can you be doing differently?

Here’s a short list of things you can do today to move into higher-end real estate:

1. Start working FSBO and expired listings in a higher price point.

2. Begin your geographic farm.

3. Dress for success. When asked what you do, simply say, "I focus on high-end buyers and sellers by providing luxury listing services. Who do you know looking to buy or sell a luxury property?"

4. Build a premium marketing and pre-listing plan that blows away your competition.

5. Become an expert on all things luxury in your market. Know the homes, the sales and the properties. Put yourself in the middle of the action by going on tours and attending agent opens.

As you do this, you’ll begin to attract higher-end clients, and your life will simplify because you’ll have to sell fewer homes to earn more and enjoy a better lifestyle.

Housing Ablaze With Activity, Even as California Cools

Housing Ablaze With Activity, Even as California Cools

Cash Buyers List News
Housing continues to be ablaze with activity, with off-the-charts prices and supply consumed at rapid-fire pace, according to the latest data preview from realtor.com(R).

Prices in May were 10 percent higher than those one year ago, with the national median at $275,000 and the national median age of inventory at 60 days-five days, or 8 percent, faster than one year ago. Inventory, though higher in May than in April, will still be down 11 percent.

"Last month there were more prospective buyers, and homes are selling more quickly than during any other May since the recession," says Javier Vivas, manager of Economic Research at realtor.com.

"For the first time, one in three homes nationwide are selling in under 30 days. The lack of affordable homes for sale remains a critical issue, particularly for a growing number of first-time homebuyers and millennials, who are lining up for starter homes but can’t break in."

Red hot California again ruled realtor.coms Hotness Index for May, though some markets are showing signs of fizzling-clearing a path, according to Vivas, for simmering markets, such as Boston, Mass., and Midland, Texas, to heat up. The markets topping the Index have more views per listing on realtor.com compared to the national average-sometimes three times more-and supply moving as much as 36 days faster than the national average.

"This is officially the most competitive, fastest-moving spring housing market in decades," Vivas says. "Some places like the Bay Area have become too hot to handle-and now a lack of inventory and affordability are allowing other markets to catch up."

The top 10 in the Hotness Index:

1.  Vallejo-Fairfield, Calif.
Median Age of Inventory: 28 days

2. San Francisco-Oakland-Hayward, Calf.
Median Age of Inventory: 24 days

3. Boston-Cambridge-Newton, Mass.-N.H.
Median Age of Inventory: 33 days

4. Sacramento-Roseville-Arden-Arcade, Calif.
Median Age of Inventory: 33 days

5. Kennewick-Richland, Wash.
Median Age of Inventory: 34 days

6. Colorado Springs, Colo.
Median Age of Inventory: 32 days

7. Columbus, Ohio
Median Age of Inventory: 36 days

8. Midland, Texas
Median Age of Inventory: 34 days

9. San Jose-Sunnyvale-Santa Clara, Calif.
Median Age of Inventory: 24 days

10. Stockton-Lodi, Calif.
Median Age of Inventory: 36 days
