5 Tips to Care for Your Floors

5 Tips to Care for Your Floors

RECBL - Real Estate News

You may spend a lot of time thinking about how to keep your home tidy and up-to-date, but how often do you look down at your floors? David Gowling, an industry veteran from DMS Flooring Supplies, says flooring is one of the biggest factors on overall feel of a space.

It may be tempting to opt for cheaper flooring materials and methods in intermediary areas, but putting in a little extra time and effort can increase a property’s rental and resale value-and make its occupiers proud to call it their home.

David expands on this issue with his five favorite tips to ensure your flooring looks stunning from the ground up.

1. Put in the Ground Work: Subfloor Prep Is Key
As with everything in life, a good foundation is key. Before the carpet is laid, ensure all the floorboards are screwed tightly to eliminate creaks and squeaks. Fill in all holes which might let high heels slip through and puncture the carpet. Working on rough concrete? Level the floor with a suitable leveling compound. As for smoother concrete, a good underlay will cover any minor imperfections.

With laminate or wood flooring, its vitally important the subfloor is level-if it’s a floating laminate or engineered floor across a bumpy subfloor, there will be a lot of bounciness! Once level, be sure to use a decent quality underlay with a moisture barrier to inhibit any potential dampness from seeping into the flooring. Fit the floor before you install the skirting-this will let you hide the expansion gap with the skirting board and avoid having to use beading trim. This will give a really crisp finish.

When preparing chipboard floors, always ply-line the floor with a solid 6mm-thick plywood. However high quality it may be, all chipboard can shrink. Ply lining will stabilize the floor perfectly. Once the ply is securely fixed, apply a feather finish and scratch-coat the floor with a trowel. This will fill in all the minor holes where the nail heads have fired through the ply, while also filling in any hairline joins.

Coming back to concrete floors; depending on the type of leveling compound used, it may also be necessary to prime the floor with a primer. There are certain levelers that dry so hard their tensile strength has a grabbing effect on the subfloor. If not properly bonded with a primer, the compound can dome up and pop off the floor. This can result in lumps, which will result in the new floor being ruined. Always read the instructions on the sub-floor leveling products and don’t cut corners.

2. Make an Entrance: Mats Matter
While hardly glamorous, entrance matting is not to be forgotten or skimped on if the property is to be well kept. Gowling gives his opinion on choosing a more modern mat:

"Coconut matting was popular for a while, but because it’s very thick and it can lead to the need for doors to be trimmed to accommodate it, which is a lot of trouble to go to for something as boring as a doormat. It also sheds thick hairs, which end up getting trampled throughout the property.

"Dark brown or anthracite ribbed matting makes a great alternative. This stuff comes in a 2m-wide roll, so make sure enough is ordered to cover your hall from one end to the other. Fit it as far into your hallway as possible and it’ll grab more dirt, and also reduce the amount of actual flooring needed."

3. Take Your Stairs to the Next Level
This is where the real fun begins! The true measure of any house is in the care taken with its least interesting spaces. Stairs and halls must look nothing less than beautiful. Prep all hallway floors, and for the primary flooring material, fit some wood-effect luxury vinyl tiles, and go one step further by framing all the areas with a border.

Fit staircases with a decent-quality carpet on a tough underlay, like Cloud 9 Contract. This will minimize noise and provide cushioning underfoot, which instantly improves the standard of the home. A spongy underlay can cause carpets to go saggy on the stairs over time.

4. Bathrooms and Kitchens: The Vinyl Solution
Kitchens and bathrooms always take a beating-particularly in shared houses-so poor flooring choices in these areas can look ragged and tired within a year. Ceramics may be a longer lasting solution, but they often take damage-accidents happen, and a chipped or cracked floor can become a problem to repair.

Laminates and wooden floors are simply not worth the risk in wet areas. As laminate is made from a high-density fiber board (HDF) core, water will find its way into any cracks, causing your boards to swell up. Gowling heartily recommends luxury vinyl flooring as an alternative.

5. Bedrooms
The obvious choice for any bedroom is a nice soft carpet for maximum warmth and comfort; however, its installation needn’t be over thought. For smooth subfloors, a felt-backed carpet can provide a low-cost solution. They’re inexpensive, quick to fit, don’t require a gripper or underlay, and are easy to switch if a new color is required.

To maintain the tough flooring theme running into the bedrooms, go for a laminate, a wood, or-again-a luxury vinyl tile. This hard-wearing flooring option will retain its fresh look for years.
"While luxury vinyl tile might cost double what a laminate or carpet may cost, it will last five times longer and bring in loads of benefits-especially if you’re doing up a rental property. You can expect to increase your capital growth, your rent, your rental security, and, most importantly, easier sleep knowing you’ve built yourself a beautiful property that are a cut above the rest," says Gowling.

Home Improvement for under $500

Home Improvement for under $500

RECBL - Real Estate News

Home improvement doesn’t have to break the bank. You can freshen up the spaces in your home or investment property with a number of small projects that cost less than $500, and make you feel like you spent a lot more! Here are some basic ideas.

Paint Power
Painting is one of the cheapest and easiest home improvements to make. A fresh coat of paint will make any room look as good as new, which is sure to add value.

Choose colors that are popular to give a more modern, up-to-date look, or stick to the neutral classic colors. At around $25 a gallon, paint is an inexpensive way to improve your homes desirability and is something that just about any homeowner can tackle on their own. While you’re at it, look up-do you have that outdated popcorn ceiling? Scrape that texture away to get rid of the dated looking ceilings.

Borrow Ideas
Instead of hiring a designer who will inevitably give you a lot of expensive ideas, such as tearing down walls or pulling up perfectly good flooring, just copy what others have done. You can find all sorts of ideas in books and magazines and on interior decorating TV shows, Pinterest and other websites. To keep to a tight budget, pick projects that can be completed without hiring someone.

Get an Energy Audit
Take advantage of your utility company’s free energy audits to determine which improvements could save you hundreds (or thousands!) of dollars in utility costs each year. Most local utility companies will come and inspect your house for free, and the improvements are generally going to have some sort of tax rebate. Having an energy-efficient home is a salable improvement, or, if you plan on staying in the home for the long haul, you can put the money saved toward a different home improvement.

Plant a Tree
Landscaping will improve the curb appeal of your home greatly. Trees provide shade to keep the harmful rays of the sun from bleaching out your paint or heating up the inside of the house. Mature landscaping is a huge plus when trying to sell a home and is frequently sought after. When choosing which species or varieties to plant, it is important to take into consideration the water and maintenance requirements of the plants. Purchasing drought-tolerant plants that are slow or moderate growers will save you hours of yard work and money in the long run. Keeping the yard well maintained will help keep the property looking nice and tidy without investing a huge amount of money.

Keep It Clean
Keeping a home clean and clutter-free will leave a good impression. Get rid of the things you dont need and "travel light." Youll be happy if you ever decide to sell the home that you dont have a bunch of extraneous stuff to haul around with you or decide what to do with when you are in the middle of moving. If you are selling, its often difficult to make the house sparkle from top to bottom, so hire a cleaning service to really give the home a thorough cleaning. Its worth the money.

Fake the Footage
Houses are often analyzed by price per square foot to help determine if its a good deal or not, but the feel and layout of the home can make the house appear bigger than it really is. Keeping the rooms light and airy by choosing light paint, furniture and window coverings can create a feeling of extra space. Adding a large mirror can double the rooms size just by creating that mirror image. An uncluttered home will make the space look bigger and more open. Have a big garage sale to get rid of the unnecessary clutter and put that money towards other home improvements.

New Fixtures
Nothing dates a home like old fixtures. Replacing old lights, faucets, door handles, etc. with updated fixtures really can change the look and feel of a home. The cost of fixtures do add up quickly, so shop around and start with rooms that receive the most traffic, such as bathrooms, the family room and kitchen. Updating these core rooms in the home can give you the biggest impact for the money.

These small improvements can make your home more pleasant for everyday living and give you a feeling of confidence when sharing your space with guests. In addition, if you are planning to sell your home, putting the time and money into small improvements can increase the value and pay off big in the end-quite a bit more than $500!

5 Tips to Beautify Your Bath on a Budget

5 Tips to Beautify Your Bath on a Budget

Your bathroom is one of the hardest workers in your home. You want it to help you keep clean and comfy, but when company comes, you want it looking lovely and pristine. To maximize both its use and its beauty, Home and Garden TV designers suggest five thrifty tips for upgrading any bath on a budget:

Try Granite - Because bathroom counter tops are fairly small, you can swap out dated tile counter tops for more attractive granite without spending a fortune. A light, neutral color will maximize natural light, while a darker, high-gloss color can add drama.

Focus on the Faucet - Today’s faucets, in a wide variety of finishes from white to brass to traditional chrome, can add new charm to any bathroom for $200 or less. If you’ve an urge to splurge, consider replacing the sink as well with a new drop-in, wall mount, or above counter vessel design.

Shower heads to Swoon Over - Replacing an old shower head with a drenching but soothing rain forest model, or a three-way head that can target shampoo or your sore muscles, can make you feel like you’re in your own spa-and all for under $100.

Love the Lighting - Augment an old fashioned ceiling light with wall-mounted lighting to add warmth and value to your bath. Savvy shoppers can do that-and even add some flattering light above the mirror-for well under $300.

Warm It Up - When you step out of the bath, there is nothing like a heated floor and/or heated towel bars to make your feel like you live in the lap of luxury. Radiant floor heating can cost as little as $5 and $8 per square foot, and a wall-mounted towel warmer can grace your bath for some $200.
